A client approached me to find out the planning status of a lovely traditional lodge cottage associated with a nearby listed hall owned by the National Trust which he was considering purchasing as his future home. He thought it wasn’t listed and we were able to confirm that was correct. We were also able to confirm that the property was not locally listed. In addition, we confirmed that the property did not fall within a conservation area but did fall within the Green Belt and Area of Special County Value which had implications if he wanted to submit any future planning application to alter the property.

 

We were also able to advise on his permitted development rights. Therefore, with our involvement, he had a good idea in principle of what he could/ couldn’t do to the property before purchasing it. This highlights the importance of planning appraisals, without the thorough knowledge then he may have lost money and been refused on permission.
